Vested remainder

Example: The remainder of an estate which passes to a named person and title to that remainder is fixed and not contingent upon a particular event. For example, a mother owns land with a house on it. She leaves the land to her son and the remainder of the her total estate to her daughter. The house is the vested remainder that her daughter now owns.
